TYPES OF INSPECTIONS:
-buyers' home inspection
Inspection of the entire home inside and out! Most real estate contracts have a 10-day option period agreeing that the buyer has the opportunity to have a home inspection performed on the house. We examine the plumbing, electrical, HVAC system, roof, gutters, and garage. Identify areas or equipment that need to be repaired or replaced. Evaluate the physical condition: such as structure, construction, and materials.
-Pre-listing inspection
Don't worry if your home is already listed-it's never too late for an inspection. This will assure your prospects that your home has been inspected by a professional. Choose to fix problems or identify issues and reflect on the asking price, removing it as a negotiation point later.
-Ranch Property Inspection
Everything is bigger in Texas....and so are our ranches! We inspect the house, bunkhouses, barns, and cattle/horse equipment.
-warranty/builders 11-month inspection
Our one-year builder's warranty inspection provides the homeowner with a list of needed repairs prior to the expiration of the warranty. As the home ages, there are increased risk of repairs that could possibly not be covered. This is why it is a great idea to have the home professionally inspected in order to find and address any potential problems or defects that could be covered under the builder's warranty.
-NEW HOME INSPECTION- (phase inspection)
This report will address any concerns with the builder related problems and recommended repairs:
-
Phase I: Before concrete is poured we will evaluate the formwork, soil preparation, and reinforcing.
-
Phase II: Pre-drywall evaluation of all installed framework and utilities.
-
